Energy performance certification

The Government is committed to complying with EU Directive 2002/91/EC, which promotes improvements in the energy performance of buildings.

  • It requires an energy performance certificate for all dwellings at the time of sale.

  • Energy performance certificates tell buyers and sellers about a property’s energy efficiency.

  • A-G ratings are used. A is best, G is worst.

The certificates also make recommendations for improvements to help cut fuel bills and carbon emissions.

The energy performance certificate is prepared by a domestic energy assessor or home inspector, members of a government-approved certification scheme.

It is estimated that by following the recommendations in an EPC an average of £300 a year can be saved in fuel bills.
